Design services for single-family homes and major renovations—what’s included, and what isn’t.
What is included in the single-family design fee?
Depending on the package you select, services may include architectural design, interior design, drawing development, and iterative collaboration as described in your scope. Engineering, Title 24/energy compliance, sealed drawings, and permit processing are not included unless explicitly added.
How do payments and milestones work?
For the Full Design Bundle, Architectural Design Only, and Interior Design Only packages, fees use three payment milestones on your package total: 60% retainer to start, 20% after final design is approved, and 20% after the final package is delivered. Remaining installments are invoiced through your project dashboard or by email.
Architectural Layout Design Only is priced separately for layout exploration scope (see the calculator); it uses the same three-milestone payment schedule on your layout package total.
Can I stop the project early (termination)?
Termination: Work may be stopped at any time at your request; however, payment is due for work completed at the time of stoppage, together with reimbursable expenses then due and all terminal expenses resulting from such stoppage. See Terms & Conditions (Section 16).
Do you provide permit-compatible or stamped drawings?
You receive permit-compatible design documentation—structured so it can be developed into a full architectural permit package. Finalizing a complete permit submittal is a separate scope and an additional fee; that work does not include a professional stamp. In some jurisdictions, the architectural design set we provide can be used for permit when paired with a structural set stamped by a licensed engineer (requirements vary by city—your jurisdiction decides what is acceptable).
Do you work remotely?
Yes. Arch Design by B is a remote studio. We work online only—video calls, email, and shared files. We do not meet on site or travel to the property as part of the design fee. An on-site visit happens only if we are explicitly hired for that, and you cover travel and related expenses.
Can we start with layout or architectural-only scope and expand later?
Often, yes. Many clients begin with layout exploration or architectural-only scope and add interior documentation or additional milestones once direction is clear.
Do you take every project?
No. We prioritize projects that align with our workflow, communication style, and design approach. A free 15-minute fit call is the easiest way to find out if we’re a match.
What is the free 15-minute fit call?
A complimentary conversation (no design work) to discuss your home, the package you have in mind, and whether we’re a good fit. Pick a weekday time below—no payment required. We’ll email your meeting details.
What information should I gather before we start?
Property address, approximate square footage, inspiration images, goals for the renovation or new home, any existing surveys or old plans, and how you hope to use the spaces.
Do you offer structural or MEP engineering?
We do not replace licensed engineers. We can coordinate with engineers and consultants you hire, and reflect their input in the drawing set when that is part of your scope.
Will you manage construction or act as the builder?
No. We focus on design documentation. You select your contractor or builder; we support design intent and revisions through the documentation phase as agreed.
How long does the design process take?
Every home is different. Timelines depend on scope, decision speed, rounds of revision, and how quickly consultants or builders need information—not a fixed calendar promise.
