Depending on the package you select, services may include architectural design, interior design, drawing development, and iterative collaboration as described in your scope. Engineering, Title 24/energy compliance, sealed drawings, and permit processing are not included unless explicitly added.
For the Full Design Bundle, Architectural Design Only, and Interior Design Only packages, fees use three payment milestones on your package total: 60% retainer at checkout to start, 20% after final design is approved, and 20% after the final package is delivered. Remaining installments are invoiced through your project dashboard or by email.
Architectural Layout Design Only is priced separately for layout exploration scope (see the calculator); it uses the same three-milestone payment schedule on your layout package total.
Termination: Work may be stopped at any time at your request; however, payment is due for work completed at the time of stoppage, together with reimbursable expenses then due and all terminal expenses resulting from such stoppage. See Terms & Conditions (Section 16).
You receive permit-compatible design documentation—structured so it can be developed into a full architectural permit package. Finalizing a complete permit submittal is a separate scope and an additional fee; that work does not include a professional stamp. In some jurisdictions, the architectural design set we provide can be used for permit when paired with a structural set stamped by a licensed engineer (requirements vary by city—your jurisdiction decides what is acceptable).
Yes. We collaborate with homeowners remotely using structured reviews, digital files, and clear milestones regardless of where you are building.

No. We prioritize projects that align with our workflow, communication style, and design approach to ensure the best experience and outcome for both sides.

We do not replace licensed engineers. We can coordinate with engineers and consultants you hire, and reflect their input in the drawing set when that is part of your scope.
No. We focus on design documentation. You select your contractor or builder; we support design intent and revisions through the documentation phase as agreed.
Every home is different. Timelines depend on scope, decision speed, rounds of revision, and how quickly consultants or builders need information—not a fixed calendar promise.
